After more than two decades selling real estate in Park City, I’ve learned that the best investment opportunities are rarely defined by a single moment in time. Instead, they are created by buying quality real estate in locations with long-term demand, limited supply, and meaningful lifestyle appeal. Deer Valley East Village checks all three boxes.
Why Deer Valley East Village Is Different
This isn’t simply another condominium development or neighborhood expansion. Deer Valley East Village represents one of the largest luxury resort projects in North America. When complete, it will include new ski terrain, luxury hotels, private residences, restaurants, retail, skier services, and an entirely new base village connected to one of the country’s most respected ski resorts.
Perhaps even more important, it dramatically expands Deer Valley’s ski experience while creating an entirely new gateway to the resort. All of Deer Valley’s “Expanded Excellence” lifts will be operational this ski season.
Projects of this scale are exceptionally rare. Deer Valley East Village is the first new major ski resort in the United States in 40 years. History has shown that transformative resort improvements often create lasting value for surrounding real estate.
While the new lifts and ski runs will be ready this ski season, East Village is still several years from completion. The Four Seasons and Waldorf Astoria are expected to be complete in late 2027 and 2028, respectively. Once East Village is complete, prices are likely to make a significant jump.

The Deer Valley name carries tremendous weight. Buyers from around the country recognize the resort’s reputation for exceptional skiing, service, and luxury. That brand recognition attracts both second-home buyers and investors who value stability over speculation. Extell, the master developer, was founded in 1989 and has completed over 35 developments. They are known for overseeing every aspect of each development to create a high-quality end result.
2. Limited Future Inventory
While many residences are currently under construction, there is still a finite amount of developable land surrounding the resort. Once the village is complete, opportunities to purchase new construction in this location will become increasingly limited.
Scarcity has historically been one of the strongest drivers of long-term appreciation in resort communities.
3. Improved Accessibility
The location also benefits from excellent accessibility. Owners can reach the resort in approximately 40 minutes from Salt Lake International Airport, making weekend ownership practical for buyers throughout the western United States.
Convenience matters, especially in the luxury second-home market.
Rental Income Shouldn’t Be the Only Reason to Buy
Many buyers ask whether Deer Valley East Village properties will generate strong rental income.
The answer is likely yes for many residences; however, I always encourage clients to avoid making a purchase based solely on projected rental revenue. The buyers who tend to be happiest are those who purchase a property they genuinely want to own and enjoy. Rental income then becomes an added benefit rather than the primary justification for the purchase.
I am optimistic about the long-term outlook of Deer Valley East Village because the underlying fundamentals remain strong: an internationally recognized resort, experienced master developer, expanding amenities, limited land, and continued demand for luxury mountain real estate.
My Advice
If you’re considering Deer Valley East Village, I would encourage you to think beyond the next year or two.
Ask yourself:
- Does this fit my lifestyle?
- Would I enjoy owning here regardless of short-term market fluctuations?
- Is this a property I can see myself holding for five to ten years?
For buyers who answer “yes” to those questions, Deer Valley East Village deserves serious consideration.
