After selling real estate in Park City for 23 years, I know without a doubt it’s the perfect fit for my natural skill set and personality. This year started out like a typical Park City winter, but by the start of Quarter 2 (April), we felt the market shifting beneath us. We wrote about the world events impacting the real estate market here. And what started as a tough spring market in the Mountain West due to one of the worst snow years in 40 years continued into Quarter 2 (July-September), creating one of the most challenging real estate markets I have ever encountered.
Nevertheless, my team and I are still averaging one sale per week. We are reading books and taking courses to level up our skill set. We strategize weekly and put our heads together to anticipate and solve problems. We are working in tandem with our sellers to create strategies that will create buyer demand for their homes. Below are a few success stories from this year.
Jeremy Ranch
We met with these sellers in October 2025 to discuss prepping their home for the market, which included decluttering, staging, and painting. When the clients were ready to list their home, we learned that they were unable to complete all of our recommendations. We priced their home based on its condition and lowered the price after over 10 showings with no offers. We received an offer immediately after the price reduction and successfully closed, allowing our clients the freedom to relocate abroad without the stress of maintaining a home in Park City.
Heber City
We were contacted by the homeowners after their home had been on the market with another agent for several months with very few showings. These clients wanted to move to California to be closer to family. The home was only a few years old and beautifully decorated, but we noted that it looked somewhat cluttered in the previous agent’s photos. We helped the sellers with some decluttering, took incredible photos and videos, and didn’t change the list price. After a few weeks with no showings, we made one price reduction. The first and only buyers to see the home wrote an attractive offer and closed this month.
Kimball Junction (Two)
We were contacted by a very frustrated owner who had already worked with two agents for over a year who had failed to sell his condominium. How were we successful when two other agents were not? Since we are present for every showing, we knew which prospective buyers purchased other properties and recommended a price reduction. In the worst snow year in 40 years, we were under contract within 60 days and closed 30 days later.
The second Kimball Junction condo was in the same condominium complex. We helped these sellers reprice their condo within a few weeks based on showing activity and a competing unit dropping its price. We received an offer within 30 days and closed 30 days later at a higher price than the competing unit. During the transaction, we hit a snag with the HOA. The property management company was extremely unresponsive when the lender asked for some standard documents. We contacted the HOA president and asked him to intervene with the property management company, as he had more leverage. Going the extra mile for our clients allowed the loan to get approved and the buyers to close on the property.
You will notice that price reductions were necessary to sell all of these properties. Although we try to get the list price correct out of the gate, we always recommend price adjustments if we feel they are needed. Each week, our sellers receive a comprehensive report detailing our marketing efforts and showing feedback. Our sellers know how many people are seeing their property online and on social media. The market never lies. No showings is a message. Showings and no offers is a message. Homes are selling. There were 129 pending sales in our market in the last 30 days, so if a home is sitting and the marketing is on point, then price is usually the issue.
This is a challenging market, but with the right guidance, our clients are successfully selling their properties.
