Park City, Heber Valley, Jordanelle & Kamas Valley Real Estate Trends
July brought a slower pace across much of the Wasatch Back, though each market told a different story. Park City pricing remained strong despite fewer transactions, Heber Valley continued to see impressive appreciation, Jordanelle experienced a quieter month, and the Kamas Valley showed encouraging signs of renewed buyer activity. As always, looking beyond the headlines and into each individual market provides the clearest picture of what’s happening.
Park City & Snyderville Basin Real Estate Market Update
Real estate activity was unseasonably slow in July, with pended sales down 10% compared to July a year ago. When reviewing where that activity was centered, it was clear that Promontory accounted for about 25% of the total activity across new listings, pended properties, and closed properties. When we remove Promontory from the equation and compare it to last year’s numbers, pended activity is actually down 25%. With Old Town and Canyons Village having the most sales, and cash sales accounting for 60% of activity, the buyer profile has skewed away from our typical summer market. Historically, we have seen August be a rebound month after slower-than-usual Julys, so there is a bit of optimism; however, it is clear that external volatility is playing a role in buyers’ decision-making process.

Heber Valley Real Estate Market Update
Heber Valley continued to stand out in July, with home values remaining strong even as inventory and pending sales slowed. Closed sales held steady, suggesting buyers are still active, but taking more time to make decisions. Well-priced homes continue to attract attention, while buyers are benefiting from a little more breathing room than they had over the past few years.

Jordanelle Real Estate Market Update
July was a quieter month for the Jordanelle area. Sales activity slowed, fewer homes went under contract, and median pricing softened compared to last year. Even so, the area continues to benefit from long-term investment and remains one of the Wasatch Back’s most closely watched markets.

Kamas Valley Real Estate Market Update
The Kamas Valley posted one of the more interesting shifts this month. It will be worth watching to see if that momentum carries into the fall.
