Raintree Investment Corporation is a private real estate investment company with a background in successfully developing communities like Lake Las Vegas. They are working on one of the biggest developments our area has ever seen, Jordanelle Ridge.
What is Jordanelle Ridge?
Formerly known by locals as the “Sorenson Property” (James Sorenson was the richest man in Utah before he passed away in 2008), this property consists of 8,000 acres and is approved for the development of 5,900 units. This parcel is huge! It borders Victory Ranch to the east, Red Ledges to the south, and the UVU campus to the west. As you drive into the Heber Valley and look left, you will see the massive construction underway.
Heber’s Master Planned Communities
Jordanelle Ridge is a master planned community in Heber City with five villages and options in a wide range of price points. Only two of those villages are currently under development. They are the exclusive community of Marcella, best known for its Tiger Woods-designed golf course, and the South Village. A third village will be released next year. This will be a Del Webb 55+ Active Adult Community developed by Pulte Homes that will have a wellness component and include 1,900 homes.
Marcella
We have written about Marcella in previous blogs. This club community has homes in two locations and amenities in three. Homes will be located at Deer Valley East, at the ski in/out Marcella homesites, and at the Jordanelle Ridge golf compound.
Full members will have first dibbs on purchasing a homesite at the Jordanelle Ridge compound. There are only 25 full memberships left, and the initiation fee has steadily increased and is now $500,000. The golf compound will have two 18-hole golf courses plus a short course. Amenities will include a golf clubhouse and a shuttle to Deer Valley East. The third amenity for Marcella members is a clubhouse located at “Main & Sky” called Marcella on Main. This will accommodate members who are snowboarders.
South Village
Let’s turn our attention now to the South Village. This area offers exciting real estate opportunities for our clients. South Village owners will have access to the Ridge Club, which is anticipated to include a pool, pickleball, fitness center, equipment rentals, kid’s club, ski shuttle, and gathering barn. Twenty-eight miles of hiking and mountain bike trails will be connected to the property.
Initiation to the Ridge Club will be paid for by the home builder and will transfer to a new owner upon resale. There are currently four communities under construction: Pulte Homes, Lennar Homes, Toll Brothers, and PH|Omni by Purehaven. The first three are national builders and Pure Haven is local to Utah. These communities range in price from $500k for an entry-level townhome to $2.6 million for a custom home built by Purehaven.
Here is a quick summary of the four communities within the South Village.
Pulte Homes
Pulte Homes is the third-largest builder in the United States. Their president is originally from Utah and owns a second home here, so he has ties to our community. Pulte is building single-family homes and townhomes in a neighborhood called Deep Creek. They are offering some great loan incentives. Prices for townhomes start in the $600,000s and single-family homes start in the $800,000s. We toured these homes and liked the quality we saw.
Toll Brothers
Toll Brothers is in 26 states and 100 communities. They are building 30 single-family homes at Jordanelle Ridge and only have four left. Prices start at $930,000. They are also offering a townhome product. There is a new phase coming this spring.
Lennar Homes
Lennar Homes can build a home in four months. They do this by offering an “everything is included” model where buyers get all the amenities seen in the model home. They build very systematically, which allows their homes to be constructed so quickly.
Lennar is building four unique home collections. Townhomes start in the $500,000s and single-family homes start in the $700,000s. We toured these homes and agreed that Lennar has a good understanding of what consumers want in homes and creates an attractive product at an unbelievable value.
PH|Omni by Purehaven Homes
Purehaven is building a community with the most exclusive real estate opportunities in South Village. They are offering eight floor plans ranging in size from 3800-5200 square feet. You pick your homesite and your floor plan, and within a year, you will have a new custom home with a great view. This community is called Timp Haven because of its remarkable views of Mount Timpanogos. Each cul-de-sac will be gated. Prices range from $1.8-$2.6 million. We think this community is a great alternative for buyers who want club amenities but don’t want to pay high dues or initiation fees.
