While the Park City area has no shortage of gated communities, each is very distinct with its own feel, amenities, and unique personality. Here we give you an overview of what each area has to offer. There is something for everyone, you just have to take a look.
Promontory
Promontory prides itself on having something for everyone, and it does. From an outdoor amphitheater to an art studio, bowling alley, movie theater, and a full equestrian center, this private community has something to please and delight every member of your family. The Promontory Club has three top-ranked golf courses and an indoor golf simulator, so you can practice year-round. Other amenities include a spa, tennis and pickleball courts, and a kids’ club. Promontory has homes for sale, as well as buildable lots and 2-bedroom Double Deer Cottages. Home prices vary greatly – the Double Deer Cottages start at under $2 million, the average Promontory list price is $6 million and the highest-priced home is listed at $29 million.
Tuhaye
Tuhaye is located a few miles east of Park City on Highway 248. On your drive out of town, you gain a sense of peaceful openness that is special to this luxury golf course community. Tuhaye properties are scattered around the Mark O’Meara-designed golf course where many overlook the Jordanelle Reservoir and Deer Valley is the backdrop to Tuhaye’s water views.
Tuhaye has the perfect balance of adventure and relaxation: members have access to miles of mountain biking trails, backcountry activities like snowmobiling and horseback riding, and two boats on the Jordanelle Reservoir as well as a clubhouse, pool, and full-service spa. A recently added Par 3 course gives golfers an additional course option. A wide variety of homes are available with single-family residences in the $4 – 19 million range. The average Tuhaye list price is $7 million.
The Colony
Sprawled across the beautiful White Pine Canyon at the Park City’s Canyons Village, The Colony boasts natural beauty, size, and privacy. Its location on 4,600 acres of high alpine terrain features aspen forests, rolling hills, and freshwater streams. World-class recreation opportunities are right outside the door as all these properties are ski-in/ski-out. All of The Colony’s 274 home sites have been sold. Available resale home sites are over 5 acres on average and home prices range from $10.5 – $47 million, with an average list price of $20 million. The area connects with over 400 miles of single-track trails perfect for hiking, biking, and equestrian use.
Deer Crest
Located in Deer Valley, Deer Crest is a very private and exclusive community. Most properties are ski-in/ski-out, and some feature private ski runs. These properties have gorgeous views of the Jordanelle Reservoir and the surrounding mountains. Deer Crest homes range from 5,500 square feet to 20,000 square feet and feature many design options from traditional ski homes to more modern estates, townhomes, and buildable lots. The average home price in Deer Crest is $15 million.
Deer Crest has unbeatable access with one gate in Lower Deer Valley and one gate off Highway 40. Owners are invited to purchase a membership at the Deer Crest Club, which offers additional amenities at the St. Regis Deer Valley. Deer Crest will also offer easy ski access to Deer Valley’s new East Village.
Glenwild
Glenwild, on the north side of Park City and within the Park City School District, is nestled in the hills of an extensive trail system. The Tom Fazio-designed golf course has been ranked the #1 golf course in Utah for many years. Glenwild also has tennis and a year-round swimming pool. The gated community offers children’s activities, a fitness center, and a full-service spa and club restaurant.
A Glenwild home may be the house you will never want to leave. Glenwild’s convenient location (close to Kimball Junction and I-80) makes it a popular location for full-time residents. Home prices are $6.8 million on average with homesites starting at $1.5 million. With only 196 homesites, Glenwild is a more intimate community than many of Park City’s other gated communities.
The Preserve
The Preserve borders Glenwild to the north. There are 88 large lots, each ranging in size from 10 to 65 acres. Every property features stunning panoramic views and private seclusion. As a whole, The Preserve neighborhood is committed to natural surroundings and its extensive trail system, and select home sites are zoned for equestrian use. Homesites currently start at $1.65 million, and single-family homes start at $5.375 million.
Red Ledges
Located in the Heber Valley, Red Ledges has wide-open spaces and beautiful views of the Wasatch Mountain Range and Mount Timpanogos. Luxury home prices range from $1.750 to $19 million, with an average list price of $4.1 million. Home sites start at $450,000.
Red Ledges features an 18-hole Jack Nicklaus Signature Golf Course and a 12-hole “Golf Park” for more casual play. The private community has a clubhouse that provides dining, a sports shop, locker facilities, and outdoor patios. Red Ledges is also known for its Cliff Drysdale tennis school, equestrian center, pool, and fitness club.
Victory Ranch
Victory Ranch is a private community on 6,250 acres in the Kamas Valley. The community is the only Park City area gated community set on the Provo River and offers world-class fly fishing in addition to the Rees-Jones-designed golf course, mountain biking, shooting, and on-site “glamping.” The average home price at Victory Ranch is $6.7 million and listings range from $4 – 9 million.
Marcella at Deer Valley
Located on the eastern slopes of Deer Valley at the new East Village, Marcella at Deer Valley is an exclusive gated community of 143 single-family homesites. Each homesite is ski-in/ski-out and ranges from ¼ acre to 8 acres. Prices range from $2.75 to $6 million. Each homesite includes a Marcella Golf Membership (new Tiger Woods course currently being built) and exclusive access to the Olson-Kundig-designed Marcella Lodge located above the Deer Valley East Village. The lodge will feature an expansive lounge, bar areas, a family lounge, a game room, outdoor patios with fire pits, and an indoor swimming pool. Marcella is a distinct gated community in our area because it is ski-in/ski-out but will require members to drive to its golf course, which is located about 10 minutes away.
Marcella Landing
Marcella Landing at Deer Valley will be released in phases in 2026. The 50 townhomes will be around 5,000 square feet and listings will start at $6.9 million. Residents will receive a Marcella Ski Membership that includes fine dining, fitness studios, pickleball and tennis courts, a golf simulator, and a family activity center with swimming pools and an arcade. The gated community will also have a clubhouse with a ski lift for direct access to Deer Valley. I have written more about the Deer Valley expansion in my East Village summer update.
Each of Park City’s gated communities has a distinct character and culture. The best way to find out which is right for you is to talk with someone familiar with all these communities and to check them out yourself. Some clubs offer visitors the ability to stay on property and utilize the amenities in a “try before you buy” scenario.
