Last week I wrote about one of my new favorite restaurants, Overlook, at Black Rock Mountain Resort. Today, I want to inform you about the real estate opportunities at the Resort.
As discussed last week, the Overlook restaurant, On the Rocks Bar, and Market (coffee and juice bar) are open to the public. The Black Rock Resort is a condo-hotel with ownership opportunities.
Currently, the 2-bedroom condominiums available for sale are priced between $639,900 and $799,900. They average about 1,270 square feet and come turnkey, with furnishings, fully equipped kitchens and accessories. All of the condominiums feature spectacular views of either Park City’s ski runs, including Deer Valley’s Bald Mountain, or the mountains. The hotel manages the bookings, so this is truly a “lock and leave” opportunity. The style is mountain contemporary, and everyone loves new construction!
Black Rock Mountain Resort is dog-friendly and owners can have up to two dogs. This is an “ADA” accessible property. My husband has an elderly friend who lives there full time. He brags about the easy elevators and room service!
Owners and guests have access to “Club Black Rock”, which is a private game/entertainment room, year-round heated outdoor pool and hot tub, fitness room, sauna, and steam room. The resort also has a Business Center. One of my favorite amenities is the shuttle service, which runs from 9:00 a.m. to 9:00 p.m. during ski season and will drop off guests at Park City’s ski resorts, eliminating the need for parking.
HOA dues are $599/month and include high-speed internet, water, sewer, cable and basic phone. Here is how the contracts work: A refundable $5,000 earnest money deposit will hold the condominium of your choice for 21 days while you complete your due diligence. After the 21 day period, a $30,000 non-refundable construction deposit is due. Then, you close on your unit if it is complete, or wait for construction to finish. There is an HOA set up fee equal to 4 months’ HOA dues to help fund the HOA reserves on new construction. On resales, there is a 0.5% reinvestment fee paid to the HOA.
