A vibrant and beautiful mountain town with stunning views, Park City is a wonderful place to live. But is it also a wonderful place to work? While there are certainly many great places to work in Park City, including several “Silicon Slopes” tech companies, from a numbers perspective there are many more jobs available in Salt Lake City and the greater SLC valley.
As we take a look at the best Park City neighborhoods for commuters, it makes the most sense to be close to Interstate 80 (I-80) for the SLC commute. This map shows active listings in the best commuting neighborhoods. If you’re interested in exploring property in a particular community, let’s connect.
Summit Park
Let’s start with the neighborhood that is closest to Salt Lake City, Summit Park. Summit Park is the neighborhood on Park City’s furthest west border. It is north facing and has the highest elevation of all the commuting neighborhoods. Summit Park gets plenty of snow. It is full of evergreens and moose and has a true mountain feel. It also provides the highest value of any Park City neighborhood.
Pinebrook
Just east of Summit Park, before you reach Kimball Junction, is the Pinebrook neighborhood. This neighborhood has miles of private hiking trails that connect to the Park City Mid Mountain Trail (you won’t find them on the All Trails app.) Because so many people love the Pinebrook trails, the HOA has started enforcing trailhead parking by requiring parking passes.
The more affordable homes are at the bottom of Pinebrook and the real estate prices get higher when you get to the top, where the exclusive subdivision of Pine Ridge is located. Residents of Pinebrook love the trails, evergreens, and wildlife. At the bottom of Pinebrook is the Quarry Village development, which houses restaurants, a Starbucks, a grocery store, dry cleaners, and more.
Jeremy Ranch
On the north side of I-80, across from Pinebrook, is the Jeremy Ranch neighborhood (my former home). This neighborhood is sunny and south facing. It gets a lot of natural light and extra sunshine. The downside is that evergreens don’t like this topography, so the natural vegetation is sage. Thankfully, the neighborhood was developed forty years ago, which has given all of the planted trees time to mature.
Jeremy Ranch borders East Canyon Road, which is a flat, dirt road residents use for hiking, jogging and biking. Every ½ mile is marked off, so it’s convenient for those training for races. Next to East Canyon road is the trailhead for the 24-7 Trailhead, which climbs above Jeremy Ranch. This trail intersects with the Preserve Connector, which takes trail users all the way to the Flying Dog trail.
At the bottom of Jeremy Ranch is the Jeremy Ranch Elementary School. There is also a private, Arnold Palmer-designed golf course, (the Jeremy Ranch Golf and Country Club), which winds around the neighborhood and is groomed for Nordic skiing in the winter.
Kimball Junction
At the Kimball Junction exit of I-80, you will find single family homes to the north of the highway, and condominiums in the commercial area. Amenities include shops, restaurants, Basin Recreation Fieldhouse, and the Swaner Nature Center. Residents love the walkability and access to the free transit from these neighborhoods and the free Kimball Junction Circulator that will transport people to the other side of Highway 224, where the Super Wal-Mart and library are located. Single family subdivisions to the north include Spring Creek and Blackhawk Station. Neighborhoods to the south of the highway include Redstone and Newpark.
Sun Peak & Bear Hollow
Just south of Kimball Junction you’ll find Sun Peak and Bear Hollow. This area is close to the commercial activity of Kimball as well as the Olympic Park and Canyons Village. The area mixes single family homes and townhomes, many featuring amazing views to the East and direct access to Park City’s expansive trail system.
Glenwild
Just above the Blackhawk Station neighborhood of Kimball Junction is the exclusive, gated Glenwild community. This neighborhood includes just under 200 homes that surround Park City’s most exclusive and Utah’s #1 rated golf club. The private clubhouse features a restaurant, spa, pool, fitness center, and tennis center. The Flying Dog trail runs adjacent to this community.
Silver Springs & Ranch Place
South of I-80 along Highway 224 are the single family neighborhoods of Silver Springs & Ranch Place. Both neighborhoods are flat with mature trees and adjacent to trails that will take you to Redstone and the Glenwild trails to the north or Park City to the south. These neighborhoods are adjacent to Parley’s Park Elementary School and are family favorites.
Trailside
The Trailside neighborhood is anchored by Trailside Elementary School and Trailside Park. There are many subdivisions in the area, which is bordered by I-80 to the north and Highway 40 (189) to the east. Mountain Ranch Estates is the newest and most upscale subdivision, known for its excellent views and large homes.
Highland Estates and Park Ridge Estates offer larger lots (some equestrian in Highland Estates), many with panoramic views. Sagebrook, Silver Summit and Sun Meadows are on smaller lots on the eastern side of the area. Many kids walk or bike to Trailside Elementary School along the neighborhood trails. These neighborhoods all have great access to the Round Valley trail system.
Silver Creek
Silver Creek is a neighborhood of rural, equestrian properties. Homesites are all over an acre. Gated communities above Silver Creek included The Preserve, Goshawk, and Red Hawk. Some homes are on water wells and all are on septic tanks. The Silver Creek neighborhood has a rural feel, with many unpaved roads. It’s not uncommon to have a heart of elk in the same area for days here. The Lewis Park Trail winds up to the top of the neighborhood and you will likely run into people on horseback there.
