Looking at the Park City MLS “post Labor Day” sales, the biggest fact that pops out at me is that only 4 of the 24 sales were located in “Park City Proper”, meaning within the Park City limits, also known as zip code 84060. Another surprise is the number of sales (3) located in the Jordanelle area. The Jordanelle area is one of the most beautiful within the greater Park City area, but has always been considered a bit remote. These 3 sales prove that buyers would rather drive a bit farther into town in exchange for a newer property with great views. The three homes under contract in the Summit Park area prove that demand is still very strong for affordable single family homes in the Park City school district.
Another interesting trend is that 33% of the pended sales were over $1 million. Luxury home buyers, whether primary or second home owners, see Park City as a good place to purchase real estate.
The one quality that each of the pended homes has in common is that they are the best properties in their class, whether that means the best home in Park Meadows priced at $3 million or the best home in Promontory under $2 million.
