When I moved to Park City 18 years ago, it was very confusing to me because there were so many neighborhoods that had “Silver” in their name: Silver Springs, Silver Summit, Silver Creek, etc. This is a nod to Park City’s history as a silver mining town.
Then you have the communities that play on the Park City nomenclature (Park Meadows, Summit Park, Park West and Trailside Park) as well as Deer Valley (Lower Deer Valley, Upper Deer Valley and Deer Crest).
Well, now we have 3 brand new “Deer” communities located very close to each other: Deer Vista, Deer Springs & Deer Waters. What’s the difference between these communities?
Deer Vista
As you drive south along Highway 32, the first of these communities is the boutique neighborhood of Deer Vista. Deer Vista has grown into one of the premier gated communities in the Park City and Jordanelle area with 103 estate-sized homesites sitting on one of the finest south-facing locations in the area.
What makes Deer Vista unique is its sweeping views of the Jordanelle Reservoir, Wasatch back ski resorts, and the Heber Valley. To top it off, 70% of the development is set aside as open space that can never be encroached upon. At this time, it’s not too late to buy a homesite to build your dream home or you can purchase a resale or spec home. Homesites are priced over $1 million. Homes start at about $4 million.
Deer Springs
Just past Deer Vista, on the east side of Highway 32 is the newest community along the Jordanelle, Deer Springs. This community is a mix of single-family and townhomes with 3-4 bedrooms. The developer is still in Phase 1 of this project and if you’re looking for nightly rental capabilities, then Phase 1 is for you! Future phases will not permit nightly rentals. Size (square footage) ranges greatly based on style.
With a mix of modern & traditional-style homes, there is something for everyone at Deer Springs. The trail surrounding the development and new non-motorized beach access for the Jordanelle just below makes this location the best for the outdoor and lake enthusiasts alike. Resales are priced at around $1.2 million.
Deer Waters
Just past Deer Springs, and built by the same developer, is Deer Waters. What makes Deer Waters special are its breathtaking views of the Jordanelle Reservoir, Deer Valley and the new Mayflower ski resort. There are three styles of townhomes ranging in size from 1,700-3,400 square feet, with 3-4 bedrooms.
This development will allow for 90-day minimum rentals (no short-term vacation rentals), so it is a great location for those who want to know their neighbors and avoid tourists. Prices vary based on floor plan, views and building material costs. Phase 2 prices are currently being determined and non-binding reservations are now available. There is a Phase 1 resale available for just over $1.1 million.
