Across the board, fewer new listings have been coming to market. As a result, there were fewer sales in February. Prices are moving around quite a bit – mostly because there’s less inventory and more high-end homes making up the sales mix – but each area is telling its own story.
In Park City, median prices are down about 20% year-over-year. The $1 – 3 million price band is the most active portion of the market, whereas a year ago, a higher price point was more active. That being said, homes are still moving, which tells us there’s steady demand – just at a different price level.
The Heber Valley numbers grab attention at first glance, with the median price more than doubling from last year. But with sales and listings down nearly 50%, that jump is likely tied to a handful of luxury sales rather than a dramatic increase in overall values. In other words, it’s more about what sold than a sweeping market surge.
Jordanelle is seeing a similar trend. Median prices are up significantly, but closed sales are down. The encouraging sign here is an increase in pending sales, which suggests buyers are stepping back in, and we may see stronger numbers in the months ahead.
Meanwhile, the Kamas Valley is the exception to the lower inventory trend. While prices are slightly lower than last year, new listings and pending sales have jumped noticeably. That’s a strong sign of buyer interest, particularly for those looking for more attainable options compared to neighboring markets.
Overall, it’s a market that’s adjusting – with buyers taking their time, sellers needing to price carefully, and certain areas showing early signs of renewed momentum.
