Deer Valley East Village: The Area Formerly Known as Mayflower
We have been writing about the area formerly known as “Mayflower” – now called “Deer Valley East Village” – for some time. I felt it important to tie these two names together, as there are still some people in Park City who are not aware of the name change. In my opinion, this is the most exciting recreational and real estate development in Park City since the development of Empire Pass over 15 years ago.
New Ski Terrain Update
When complete three years from now, the additional ski terrain will expand the resort by more than 150% with Deer Valley’s skiable acres increasing from 2,200 to 5,700 acres. It is the first ski resort to be built in the United States in 40 years and will utilize all the new technology available with high-speed lifts and a gondola. The vertical drop will be second only to Snowbird in Utah. There will also be a ski school and Nordic skiing at Deer Valley East Village.
For the 2024-25 ski season, three lifts are planned to be operational and this side of Deer Valley Ski Resort will connect to Silver Lake at Homeward Bound and Ontario ski runs. Sixty percent of the new runs will be advanced and there will be a five-mile green run from the top of the mountain to the base. Deer Valley Real Estate Update: Grand Hyatt Deer Valley, Marcella & Cormont
Anyone traveling along Interstate 40 can see the large tower that is almost complete. This building is the Grand Hyatt Deer Valley, which is set to open at the end of the year in time for ski season. All 55 residences have already sold. In addition to a restaurant and coffee shop, there will be ballrooms and conference spaces. Grand Hyatt Deer Valley residence owners will enjoy a fitness facility, pool, and ski lockers. The hotel management team is in place and lodging reservations are now being accepted!
Marcella was the first real estate release at Deer Valley East Village. This development consists of 144 private ski estate lots. Sales have been spectacular with 99 closed, 21 under contract, and 24 lots remaining. There are 10 homes currently in design and the first home is under construction. Marcella owners will have access to a private lodge designed by Olson Kundig, as well as the Tiger Woods-designed golf courses at Marcella and the ski lodge on Park City Main Street (located at the site of the former Zoom restaurant).
Marcella Landing townhomes will be the next real estate release. This subdivision consists of 50 townhomes designed by Olson Kundig. These will be the only townhomes in the village behind the gates and will have their own ski amenity building. These owners will have a social membership at Marcella, which will include all the non-golf amenities of the Marcella Club. These units will be primarily 4,500 square feet, fully furnished, and will start at $6.9 million.
Cormont at Deer Valley will be released in late summer or early fall of this year. The first release will include 100 one- to four-bedroom condominiums with underground parking, restaurants, and retail shops.
So, if you missed out on the Grand Hyatt, there will be plenty of additional real estate opportunities at Deer Valley East Village! However, once the ski resort is operational, do not expect prices to go down.
